- Cracking, potholes, patch failure, and surface wear
- Drainage, low spots, and recurring water damage
- Concrete transitions, sidewalks, curbs, ramps, and trip hazards
- ADA parking, access aisles, signs, and routes
- Striping, traffic flow, tenant access, and previous repairs
- Whether maintenance, repair, overlay, or replacement makes sense
